Meet Delaney Henderson!

My Professional Bio

Before Real Estate I graduated with a Bachelor’s Degree in Criminal Justice and worked for 3 years as a Paralegal in Washington D.C. for with plans to go to Georgetown Law School. I have always had a drive to represent and fight on behalf of others so law school at the time was my goal in order to be able to do so while making a difference. However, plans changed when I realized the financial burden of living in D.C. while attending law school and continuing to work full time wasn’t what I wanted for my future. So, I made the decision to move closer to my family down in Florida in early 2020 during Covid and pursue another opportunity that was similar enough to what I wanted, and that ended up being selling Real Estate. My entire family has been in Real Estate my entire life, my brother is a Mortgage Lender, my dad is a former custom home builder and my mom is a Property Manager, so it seemed inevitable and I gave it a shot.

In mid-2020 when I moved down to Jacksonville in August of 2020 not knowing a single person and right in the middle of Covid, I only sold 3 homes. 1 off market and 2 on market. My total sales volume was $830k. My main goal for my first 6 months in real estate was just simply about meeting people and expanding my network in Jacksonville so I would frequent coffee shops, networking events and dog parks just to meet other investors, advisors, etc. and grow my network.

In 2021, I was slowly able to start building my business with prospecting and open houses and I sold 19 homes (14 on market, 5 off market) with a total sales volume of $6.5M. I would hold at least 2 open houses each month and I would spend 3-4 hours prepping, planning and executing successful events. The average open house had around 10-15 prospective buyers whom I would continuously follow up with. This was the first year I started getting heavily into the investment side of real estate and began doing my own flips on top of my own Residential sales.

In 2022, I started really growing my business at a fast pace and sold 28 homes with a sales volume of $8.6M. I sold 8 homes off market and 20 homes on market. I maintained my same prospecting techniques and began building new relationships with local investors, building and buyers here in Jacksonville.

In 2023,I slowly started growing into mainly a referral based business and sold 37 homes totaling $7.1M in sales volume. 10 of those sales were off market sales, many of which were my own fix and flip investment properties and 27 were on market residential sales. I spent a lot less time prospecting this year and most of my time building stronger connections and relationships with those who would soon turn into my incredibly strong repeat clients and building vast referral network I have now.

In 2024, I sold 55 homes with a total sales volume of $17.3M. 10 of those sales were sold off market and 45 sales were sold on market.

So far in 2025, I have had 1 closing and currently have 8 active new listings ($2.1M in Active Volume), 3 currently Under Contract ($801k pending) and 9 Coming Soon listings to be going live by the end of this month. My business is now 100% referral based and I couldn't be more grateful and proud of the work it took to have gotten here.

What area do I cover?

I currently cover all over Northeastern Florida. However, I have sold and have listings in Melbourne, Flagler Beach and Lakeland. As long as I am familiar with the area and feel confident in being able to market and sell a home, I will list anywhere in Florida.

Investment Experience

A lot of the homes I bought and sold off market over the past 4 years were either flips I was buying, renovating and selling on market were either for myself, a JV partnership or for other investors I work closely with to this day. I have gained a lot of knowledge and experience over the past 4-5 years of working in the investment side of real estate in both the “buy and hold” and “fix and flip” sides of this industry and it’s something I plan on expanding greatly into 2025.

My Goals for 2025

In 2025, my sales goals in residential real estate are focused on growth and impact. I aim to assist 75 families in buying or selling their homes both on and off market. Additionally, I plan to invest in 5 new properties to fix and flip to maximize my investment returns, along with adding 2 properties to my rental portfolio. I’d like to assist others this year in growing their own business and learning the tricks of the trade of this industry. I truly feel by balancing my focus on client success, one-on-one mentorship and personal investments, I’m determined to make 2025 a highly productive and rewarding year in real estate.

What I Offer A Mentee

The part about real estate that drives me everyday is getting the opportunity to help people achieve a goal because that’s truly what I love doing and that’s why I got into real estate to begin with. I’d genuinely love to help other agents learn this industry like I have, expand their business and be creative and different in doing so by combining unique prospecting techniques with activities they love doing just like I did that allowed me to grow my business so rapidly. I had a mentor when I was first starting but she was not at my same Brokerage so I couldn’t really go to her about current deals I had or problems I was encountering. I would have given anything to have had a one-on-one mentor or advisor to go to when I needed help, felt lost and most importantly like I was at a standstill in terms of finding more business. I am willing to do weekly meet-ups, answer questions, sit and go through step-by-step how to run CMAs, input listings, speak to buyers & sellers with confidence at initial appointments, prospect creatively, etc. I am truly looking to connect with those who are ready, driven and willing to take on learning this industry in a new way and diving right in.Current Goals for 2025

Investing Experience

My husband and I bought a townhome back in December of 2021 and lived in it until October of 2023. We then bought a second home and turned the first property into a rental, cash flowing $450/month after PITI and HOA fees. (Getting ready to sell this though and want to get into flipping a couple houses a year)

Other

I have 2 dogs that are heavily involved in my business and it allows me to spend as much time with them as I possibly can, which is my favorite thing to do. I also love playing pickleball during my off hours and finding new ways and events to connect with others, while continuing to build my local network and strengthening my current relationships.
